Officially Home Shopping… Let’s get to it.

Your Loan Officer has given you the green light to begin home shopping. With your crisp pre-qual letter in hand showing how much home you can buy we are ready to start seeing homes. Show me all those pinned dream homes you’ve been saving for this very moment; this is not the time to be shy. Wait you lost your password to Pinterest? That’s okay keep reading I’ll give you some ideas on what to ask your Home Matchmaker… Uh I mean REALTOR® for.

Needs vs Wants:

It is important to make a list of the things you need and want in a home to determine what your criteria is. This list will help your REALTOR® (me that’s me) create a search parameter of homes that will meet your desires and potentially become your new abode. Some things to think about are location, size, garage, number of bedrooms, bathrooms, types of amenities, open floor plan, parcel/yard size, proximity to work to list a few.  Then prioritize the items and decide which ones are a deal or no deal for you if the home doesn’t have them. Something you will want to keep in mind when looking at existing homes, is the need to have some flexibility as it could be challenging to find a home that checks every single box. However, if you want all the things… New construction may be the way to go for you! Does the smell of a brand-new home have you thinking sign me up? Things To Consider:

You may not be able to know what the future holds… But perhaps you have some long-term goals or potential upcoming life changes, or maybe you want to age in place (it is never too soon to think about this and is often overlooked) it is important to determine if the home will accommodate your future needs as well as today’s. You should also keep in mind the resale potential or your exit strategy in case of life changes that require a move. What factors determine the resale potential? There are many factors that play an instrumental part in resale such as market conditions, location, condition of the home, and several others that we can discuss as we look at homes together.

Perspective:

Give yourself grace as you travel on this journey and please know it is normal to feel nervous, especially if this is your first home purchase. Never worry as I am here to help you navigate every step of the way. Ask the questions, all the questions. Maybe you are thinking… I don’t have any questions! Perhaps not now, but you will trust me, and it is imperative you get the answers you deserve. One of the biggest pieces of advice I can give you is to be patient, as the right home always seems to present itself and this process is not something to be rushed.

Scheduling Showings:

With your home wants and needs determined it is time to start seeing potential homes. As your REALTOR® I will see what is currently on the market that matches your needs and budget. Then I will present you with a list of homes that I think you will like. Once you review them and decide you agree, I will set up a showing appointment to see the home(s).

ULTRA IMPORTANT… We are in the day and age of technology, and it is safe to assume there are cameras with audio recording in every home, because there could be. It is best to keep comments, conversations, and all offer information quiet until we are away from the home, so you do not lose negotiation power. There have been situations where a buyer has made a comment about the home that the seller has found offensive and then rejected the buyer’s offer. Can you imagine finding your dream home and having your offer rejected because you disliked the light fixture or paint color? Seems silly but people can be emotionally attached to their homes for various reasons.

Choosing A Home:

Can you see yourself living here? Imagine coming home, I know it sounds weird but seriously! If you cannot see yourself living here, then maybe it is not the one? Or maybe there is something about the home that can be easily changed? Ask yourself what the hesitation is and remember the flexibility we discussed earlier as this is where it might come into play or perhaps it is just a deal breaker. However, if you said YES… Then Let’s put an offer on it!
